General Description of the Home

 

The home is located at the very end of Maple Ridge Drive, a half mile (½ Mi) paved, private road, on Maple Ridge Island just off the South Shore of Cobbosseecontee Lake in Central Maine.  The US Postal Service address of the home is 119 Maple Ridge Drive, Monmouth, Maine 04259-7334. 

This 2,000 Square Foot raised ranch home has a walk-in daylight first level with a great room, a bedroom and a bathroom. The second level has a kitchen - Great Room, a dining room, 2 bedrooms, and a Bathroom.  Both levels have enclosed, heated all-season porches overlooking the lake. 

The home is located on a level ¾ Acher waterfront lot with 750 feet of shoreline facing Cobbosseecontee lake to the North.  This waterfront property has a private boat launch ramp, boat docks, and an RV Pad with a 30 Amp electric power supply and freshwater hookup to accommodate a 45 FT Camper. 

 

The Picnic Area is a pleasant, level area, right on the waterfront, with electrical power, a potable fresh water source and a “Fire Ring” with an adjustable grill surface for cooking.

The Home has an attached, heated, 2-car garage that offers comfort and convenience with direct access to the lower level of the home.  The attached 300 Square Foot, heated workspace / storage bay has potential as a work area, utility room, storage space, a gym or other accommodation.  The stand-alone lighted 9 by 12-foot cold storage shed and the attached 6 by 10-foot cold storage shed provide desirable storage space.

The expansive, “wrap-a-round” deck is accessible from the stairs up from the parking area, from the waterfront via the west side yard and from the second level enclosed porch that enters to the open-air West Deck.  and from the Kitchen Door that opens to the covered South Deck with the four-season propane gas grilling station that extends the kitchen into this dynamic useful space.

The Hot Tub is situated at the convergence of the combined deck space, offering convenient, and private access to the Tub with its electric powered mechanical canopy, lights, sound system, and vanity background screen that come together to provide a very relaxing and pleasant experience. 

The home has a central HVAC heat pump system to heat or cool the second level of the Home.  A propane, cold start boiler with 5 zones of baseboard heat, serving both levels, that provides a dependable source of on-demand heat, hot water and cooling. There are remote controlled Propane fireplace inserts on each level and ceiling fans in most rooms.
